TRANSACTIONS:

The deal, with the checklist right inside it

A transaction holds the property, the people, the dates, the money, and the two lists that actually run a closing — what has to get done, and what has to get collected. You open it in the car between showings and know exactly where the deal stands.

How you are currently working:

  • A folder on your computer

  • A notebook checklist withe your transaction details

  • A mental note about the inspection deadline

How you COULD be working:

  • Your task list, per deal:  Every step with its own due date, checked off as you go. Add something on the fly when a deal throws you a curve.

  • Your document list:  The same thing for paperwork — what you need and what’s completed. Create a link to where you store your documents like Google Drive or Dropbox, so the document is one tap from full view.

  • Nothing sneaks up on you:  Anything overdue gets its own section on your home screen, and a running view shows every closing in the next 30 days across all your deals. The deadline finds you.

  • Commission, done right:  Price, side, and your actual take-home — with co-lists, referrals, and brokerage splits handled, so a shared deal shows your portion instead of the gross number you don’t get to keep.

  • Reports on demand:  Pull a clean transaction report for your broker, your bookkeeper, or your own records.
